FixHaven Property Maintenance

FAQ

Straight answers.

Pricing, scheduling, scope, and everything else people ask before they call.

General

How FixHaven works.

What does a property maintenance company actually do?

We handle the repairs and upkeep a property needs between big projects: handyman repairs, drywall and paint touch-ups, fixture swaps, door and lock work, exterior repairs, rental turnovers, inspections, and recurring maintenance visits. One company instead of five.

How do you price jobs?

Two ways. Most repair visits are billed in hourly blocks with a short minimum, plus parts at cost. Defined jobs — a turnover, a deck re-stain, a full-room repaint — get a flat written quote before we start. Plan members get a lower hourly rate.

Are you licensed and insured?

FixHaven carries general liability insurance and every tech is background-checked. We operate as a handyman and maintenance company and refer work that legally requires a specialty trade license (electrical circuits, gas, re-piping, roofing, HVAC, structural) to licensed partners.

How quickly can you come out?

Most jobs are scheduled within the same week. Urgent issues — an active leak, a door that will not lock, a vacant unit with a move-in date — get priority, and plan members move to the front of the line.

Do you work with property managers and landlords?

Yes. We accept work orders by email or from your maintenance platform, invoice per unit or per property, and deliver photo-documented completion reports you can attach to deposit accounting.

What areas do you serve?

San Diego County — from the South Bay through central San Diego, East County, and North County inland and coastal. See the service areas page for the full list.

What is a maintenance plan?

A scheduled quarterly or monthly visit where a tech runs a seasonal checklist, fixes small items on the spot, and reports anything larger. It includes priority scheduling and a member rate on all other work. No long-term contract.

Do I need to be home?

Not necessarily. Many of our landlord and plan clients give us lockbox or smart-lock access. For first visits with homeowners we prefer someone on site to walk the list.

Handyman Repairs

Is there a minimum job size?

We bill in hourly blocks with a short minimum, so a single small repair is fine. If you have more than one item, batching them into the same visit is the most cost-effective way to use us. More on handyman repairs

Handyman Repairs

Do you bring parts or do I buy them?

Either. Our trucks carry common hardware, fasteners, caulk, and fixtures. For specific finishes or appliances we can pick them up (billed at cost plus a small handling fee) or install what you have already purchased. More on handyman repairs

Handyman Repairs

What do you not do?

Anything that legally requires a licensed specialty trade — new electrical circuits, gas lines, re-piping, roofing, HVAC repair, and structural work. We will tell you up front and can refer you to a licensed partner. More on handyman repairs

Rental Turnovers

How fast can you turn a unit?

Most standard one- and two-bedroom units are turned in two to four working days after the move-out inspection, depending on scope. We confirm a completion date before we start and hold it. More on rental turnovers

Rental Turnovers

Do you work with property management companies?

Yes — that is a large part of what we do. We can work from your maintenance software, accept work orders by email, and invoice per unit or per property. More on rental turnovers

Rental Turnovers

Can you coordinate cleaners and carpet?

Yes. We schedule our trusted cleaning and flooring partners around our own work so the unit is photo-ready the day we hand it back. More on rental turnovers

Maintenance Plans

What is included in a visit?

A walkthrough against our seasonal checklist, small fixes completed on the spot (within the included time block), and a short photo report with anything we recommend scheduling separately. More on maintenance plans

Maintenance Plans

Is there a contract?

No long-term contract. Plans bill monthly or quarterly and you can pause or cancel with notice before the next visit. More on maintenance plans

Maintenance Plans

Do you offer plans for multiple properties?

Yes — portfolio plans are priced per door and we can stagger visits so a single tech covers your whole portfolio on a predictable route. More on maintenance plans

Drywall & Paint

Can you match my existing texture?

Yes. We carry the tools and hopper for orange peel, knockdown, and skip trowel, and we feather the repair so it blends with the surrounding wall. More on drywall & paint

Drywall & Paint

Will the touch-up paint match?

If you have the original paint we use it. Otherwise we scan and match the color, and for older or sun-faded walls we will recommend painting corner to corner so there is no visible flash. More on drywall & paint

Plumbing Fixtures

Are you a licensed plumber?

FixHaven is a handyman and maintenance company. We handle fixture-level plumbing work that does not require a C-36 license, and we refer anything larger to a licensed plumbing partner. More on plumbing fixtures

Plumbing Fixtures

Can you install a fixture I already bought?

Yes — that is one of our most common calls. Have it on site and we will install it and haul away the old one. More on plumbing fixtures

Electrical Fixtures

Can you add a new outlet or circuit?

No — new circuits and panel work require a licensed electrician. We handle like-for-like replacements on existing boxes and circuits and refer the rest. More on electrical fixtures

Electrical Fixtures

Do you install ceiling fans where there was only a light?

If the existing box is fan-rated, yes. If it is not, a fan-rated brace box needs to be installed first; we will check and advise before quoting. More on electrical fixtures

Doors & Locks

Can you re-key on a turnover?

Yes. We re-key standard residential deadbolts and knobs on site and can install keypad or smart locks so you can change codes between tenants without a visit. More on doors & locks

Doors & Locks

Do you replace full windows?

We repair hardware, screens, and sliders. Full window replacement is a glazing job, and we can refer a window contractor. More on doors & locks

Fence & Deck

Can you replace an entire fence?

We handle sections and repairs. For a full new fence we will quote it if it is a straightforward run, or refer a fencing contractor for larger or engineered installs. More on fence & deck

Fence & Deck

How often should a deck be re-stained in San Diego?

Every two to three years for most inland decks, and closer to yearly for coastal exposure. A maintenance plan can put it on the calendar so it never gets skipped. More on fence & deck

Inspections

Is this a licensed home inspection?

No — this is a maintenance and condition inspection, not a licensed pre-purchase home inspection. It is designed for landlords, managers, and owners who need a documented condition record and a repair list. More on inspections

Pressure Washing

Will pressure washing damage my stucco or wood?

Not when the pressure and nozzle are matched to the surface. We soft-wash stucco and wood and reserve high pressure for concrete. More on pressure washing

Mounting & Assembly

Can you hide the TV cables in the wall?

Usually, yes — with an in-wall cable kit on interior drywall. Exterior and fire-rated walls have limits, and we will tell you on site. More on mounting & assembly

Caulk & Tile

How long before I can use the shower?

Silicone needs 24 hours to cure. Grout needs 24 to 72 hours depending on the product and whether it is sealed. We will tell you the exact window before we leave. More on caulk & tile
